From Possession to Move-In: Your Final Steps as a Buyer
Before Closing Day
Leading up to the big day, your lawyer and mortgage lender will coordinate final documents. This includes:
Reviewing the title and property taxes
Finalizing your mortgage details
Preparing the statement of adjustments (what you owe or are credited)
Make sure you’ve arranged home insurance and set up your utility accounts in advance so you’re ready to take possession.
What Happens on Closing Day
On closing day, your lawyer transfers the funds to the seller’s lawyer, and the title is officially registered in your name. Once this is complete, you’ll receive the keys to your new home, typically in the afternoon.
Your REALTOR® will confirm when possession is complete and ensure you have everything you need to move in.
After You Take Possession
Once you’re in, it’s a good idea to:
Walk through the home to ensure everything is as expected
Test appliances, plumbing, and systems
Keep copies of all legal documents in a safe place
This is also a great time to change the locks, set up security or smart home systems, and introduce yourself to your new neighbours.
Settling In
The first few weeks in your new home can feel overwhelming. Give yourself time to unpack, learn the quirks of your house, and make it your own. Your REALTOR® may also follow up with helpful tips or local service recommendations.
